This commercial complex’s energy consumption is heavily reliant on building lighting and central air conditioning systems, which account for over 65% of its total energy usage. Air conditioning alone accounts for 38.7% of this consumption. Coupled with a 67% peak-to-valley electricity price difference for commercial use and a 39% price increase during peak hours compared to off-peak hours, monthly electricity costs exceed 500,000 yuan, resulting in annual electricity costs surpassing 6 million yuan.
The complex’s original energy system was separate from its building automation system, leading to a 68% fragmentation rate in energy consumption data. This hindered precise load control, and aging equipment resulted in operating efficiency 30% below industry standards, leading to persistently high maintenance costs.
PowerLink tailored an integrated solution combining a CHE series (500kW) energy storage system with a 1,000㎡ rooftop distributed photovoltaic system, creating a closed-loop energy system featuring “self-generation and self-consumption, surplus energy storage, peak-hour discharge, and intelligent control.”
Installing 1,000㎡ of distributed photovoltaic (PV) modules on the rooftops and parking garage canopies of commercial complexes utilizes vast, unused areas. This eliminates the need for additional commercial land use, generating electricity directly to power daily lighting and office equipment.
The annual power generation reaches 100,000 kWh, replacing 30% of traditional energy sources and significantly reducing the cost of purchasing electricity from the grid.
Excess electricity is fed into the grid to generate revenue, transforming idle space into a “money-making opportunity.” More importantly, PV power is clean energy, giving commercial properties a “green and low-carbon” image that enhances brand reputation and market competitiveness.
The microgrid energy storage product selected is the CHE500 model, suitable for industrial and commercial energy storage applications. This product uses lithium iron phosphate batteries and intelligent liquid cooling technology, ensuring stable operation over a wide temperature range of -20°C to 55°C. Its IP54 protection rating adapts to the complex environments of commercial rooftops, and its multi-layered fireproof design provides robust safety.
The energy system is equipped with a dedicated EMS integrated energy management system to achieve real-time monitoring and coordinated scheduling of photovoltaic, energy storage, and grid loads. During flat or off-peak periods, surplus photovoltaic power and low-priced grid power are stored. During peak periods (9:00-11:00, 17:00-21:00), energy storage power is released first to avoid high electricity prices.

Case Execution Results
After 12 months of stable operation, the project has delivered impressive results:
- Significant cost reduction and efficiency improvement: Annual electricity savings of 4.2 million yuan, including 3.5 million yuan from peak-valley arbitrage and 700,000 yuan from the self-consumption of photovoltaic power. Operation and maintenance costs decreased by 8%, the equipment failure rate dropped by 60%, and downtime losses were reduced through preventative maintenance.
- Compliance and carbon reduction targets achieved: Annual carbon emissions were reduced by 80 tons, and carbon emission intensity decreased to 98 kgCO₂/㎡. The complex successfully passed the two-star green building certification, received a government energy-saving renovation subsidy of 1.2 million yuan, and met the 20% energy consumption reduction requirement for commercial buildings outlined in the “Action Plan for Peak Carbon Reduction by 2030.”
- Upgraded energy management: The energy consumption data integration rate increased to 100%. Precise load control was achieved through the EMS system, peak grid load pressure was reduced by 40%, energy waste was eliminated, and energy optimization was realized throughout the entire life cycle.
